WHAT IS A BARNDOMINIUM?

Originally designed as a steel frame and sheet metal siding barn structure that has the addition of living areas under the same roof. 
This type of building is typically built on an existing property or multi-acre homesite and the structure often acts as a dual purpose living and shop, or work and storage areas.
Many homeowners simply prefer the look and reduced maintenance of a Metal Home to that of a traditional brick home.

IS A BARNDOMINIUM CHEAPER TO BUILD?

That depends on your choices!  Does your floor plan have large storage spaces such as a shop or stables attached, or is it truly just a home with metal roof and siding?  For example, a  2000 sq. ft., 3 Bed / 2 Bath traditional wood framed, brick home has the same amount of concrete, bathrooms, granite, drywall, paint, etc., as a metal home.  If you finish out the inside of a Barndominium the same as a traditional home the costs are very similar.
This "myth" was created by someone stating they built their Barndominium for $70 a sq. ft..... The real story is they built 1500 sq. ft. of living quarters along with their 4500 sq. ft shop, and  used the average price per sq. ft. of a 6000 sq. ft. building.

CAN YOU GIVE ME A BALLPARK PRICE?

Since these are all truly custom homes you get to choose almost everything, which determines your final cost.  Below is a guideline you can use for budgeting:

Living Area:  $150 - $200 per Sq. Ft.

Shop Area:   $  45 - $55 per Sq. Ft.

Porch Area:  Starting at $40 per Sq. Ft.

 

Interior finish out will change the price per sq. ft.  Cabinetry, Countertops, Flooring, and Doors all have a wide range in pricing and will determine your final cost.  

 

Type of soil and grade can greatly impact pricing as well.

All our homes come standard with:

  • Engineered Foundations

  • Welded metal building frame

  • 26 gauge steel roofs and walls

  • 6"-8" perimeter walls

  • Spray foam insulation

  • LED Lighting

  • Energy Star Rated Vinyl Windows

  • Multi Speed HVAC with Variable Speed Air Handlers

All cabinetry, countertops, doors, fixtures, flooring and appliances are chosen by the homeowner. 

WILL A BANK FINANCE A BARNDOMINIUM?

We work with several banks that provide construction and mortgage loans.   Give us a call and we can provide names and numbers for you to contact!

CAN I BUILD A "BARNDO" IN MY TOWN AND WHAT ARE THE MASONRY REQUIREMENTS?

Governor Abbott signed House Bill 2439 in June of 2019.....
Cities in Texas May No Longer Restrict Building Materials Approved in International Codes.
In other words, if a product, building material, or aesthetic method is approved in the International Codes, cities can’t prevent it from being used in their communities.   Home Owners Associations (HOA's) can dictate what exterior material may be used.

HOW DO WE GET STARTED, AND HOW LONG WILL IT TAKE YOU TO BUILD IT?

The first step is to have a "GREAT" set of construction drawings.... Please contact Chrisha Potter of Potter Plans...https://potterplans.com or Jesse McDaniel of Imagination Designs .....https://www.imaginationdesigns.org/  - Both are excellent at what they do.

  • Engineered Foundation Design (2-3 Weeks)

  • Permitting / Utilities (1-2 Weeks if applicable) ..... NOTE: Permitting varies by City and could take longer

  • Site Work and Engineered Concrete Slab Poured (3-5 Weeks)

  • Metal Building Erected (1-3 Weeks)

  • Interior Framing (1-2 Weeks)

  • Electrical, Plumbing, HVAC "Rough In" - (2-4 Weeks)

  • Spray Foam Insulation (1 Week)

  • Sheetrock Tape and Float (1 Week)

  • Paint and Trim Out (2-3 Weeks)

  • Flooring (1-2 Weeks)

  • Cabinets / Countertops (1-2 Weeks)

  • Electrical, Plumbing, HVAC Final (1-2 Weeks)

  • Paint Touch Up / Clean (1-2 Weeks)

  • APPROXIMATELY 7-9 MONTHS from the time we break ground, and yes "The Weather" will affect your construction timeline!

HAVE LUMBER PRICES GONE UP THAT MUCH?

Yes, lumber and steel prices are both extremely volatile and typically change every two weeks.
